Purpose
The purpose of a Phase I Environmental Site Assessment (ESA) is to identify actual or potential site contamination. This identification is a product of evaluating and reporting relevant information collected through a records review, a site visit, and multiple interviews.

Potential Applications
- Financial - clients such as property owners, purchasers, lenders, and tenants who may face the potential for liabilities with regards to contaminated property.
- Baseline information - establishes a predetermined reference point which may be used to evaluate previous or current environmental impacts on the subject property.
- Due Diligence - A Phase I ESA may assist in illustrating that reasonable care has been taken to avoid exceeding federal or provincial guidelines.
- Site Remedial Measures or Redevelopment - A Phase I ESA may indicate whether additional assessment or site remedial measures are necessary.
- Risk Assessment - A Phase I ESA may be used to provide information for risk assessment activities.
Value
A Phase I ESA is a valuable tool in regards to reducing uncertainty surrounding potential environmental liabilities and may indicate the need for further analytical investigation of the subject property.
